We have joint income of around ?30,000 per annum, rent out rooms (hence the desire to stay) and rent out two other properties with interest only mortgages. Currently, making profit on these, but one has no equity.

I am surprised you have been able to get such a large mortgage on a relatively modest income. I doubt you will be able to remortgage. Speak to your current provider, they may be able to help.
