Can anyone tell me how easy is it to get a simple mortgage for a house which currently is used as offices.

I should get a change of use for a house no bother. The property used to be a large detached house but the council converted it by making the tiolets, kitchen, bedrooms into offices and office tiolets/kitchen etc . The property is wind and water tight as well has heating/hot and cold water etc
I think i need building regs for the conversion as well...but will i get a straight foward mortgage rather than a self build etc with a change of use only help
